Before committing capital, answer this question for the actual address: How much renovation can the deal carry? The method is to price scope by trade, add contingency and downtime, then compare incremental contribution with added capital and execution risk.
Make the decision before the deposit is at risk
Split the scope into legal-use and safety work, revenue-critical repairs and optional design upgrades. Obtain trade bids and a realistic schedule for each. Downtime belongs in project cost because a delayed first booking has a cash effect. Price any improvement from incremental net contribution rather than from a hoped-for rate increase alone.
What changes for this property
Pool and cooling systems are part of the guest product and the operating budget. Check equipment age, electric load, water costs and whether local restrictions affect the planned amenity. Event-week demand should be separated from ordinary weeks. A high annual average can conceal a long hot-weather period with weaker bookings and heavier utility use.
The revenue case should separate event demand from ordinary midweek bookings. Record the source, the period covered and any owner-blocked nights beside the forecast.
