The method is to identify likely STR, second-home and long-term-rental buyers; model sale costs, loan balance and restrictions each would inherit.
Make the decision before the deposit is at risk
List buyer groups that can legally use and finance the property, then estimate net proceeds after debt, sale costs and repairs. Treat reviews, permits and manager relationships as conditional until transfer is verified. A narrow buyer pool or slow sale means carrying costs continue longer. The exit model should be credible even if STR income falls.

A coastal booking pattern can put a large share of the year in a small number of weeks. Ask for monthly rather than annual comps, then compare wind and flood policy terms with the property's elevation and claims history. Exterior metal, condensers and deck hardware face salt exposure. A buyer who prices only interior finishes can miss recurring capital work and a storm-season cash reserve.
