Short-Term Rental Insurance

Review STR use, guest liability, dwelling and contents coverage, deductibles, amenities and insurance quote changes.

Practical answers for buying and launching a short-term rental with BNB Accelerator. Updated September 30, 2026.

Why is STR insurance different from homeowners insurance?

Ordinary homeowners or long-term landlord coverage may exclude or limit paying-guest activity. Obtain a policy or endorsement that expressly covers the intended short-term rental use. Ask a licensed insurance professional to confirm coverage for your property, guest activity and amenities.

What coverage should an STR policy include?

Discuss replacement-cost dwelling coverage, furnishings, liability, loss of rental income, deductibles and exclusions with a licensed insurance professional. Confirm pools, hot tubs and other amenities, and any flood, wind or wildfire needs.

A $1 million liability limit is a useful discussion point from our planning checklist, not a universal requirement or assurance of adequate coverage. The lender, exposure and insurer determine the appropriate policy.

Does “rental” automatically mean Airbnb/VRBO is covered?

No, because many "rental" or landlord policies only cover long-term tenants, so the policy must specifically say short-term or vacation rental use is covered.

What should I check before approving a quote?

Confirm STR use is named, the dwelling limit meets the lender's requirement, liability and loss of income are included, the deductible (especially wind or hail) is acceptable, the lender is listed as mortgagee, and the premium lines up with the proforma.

Why might the final premium differ from the initial quote?

The underwriter re-rates the policy once they verify details like the inspection findings, roof age, claims history, amenities, occupancy and the final coverage amount, and any of those can move the price.
