Buying an Existing STR and Listing Handoff
Plan reservation, listing, review and management transitions when buying a property that already operates as an STR.
Practical answers for buying and launching a short-term rental with BNB Accelerator. Updated September 30, 2026.
What happens to existing Airbnb/VRBO reservations when I buy an operating STR?
Agree on a written handoff before closing: identify future stays, guest payments, deposits, operating responsibility and who communicates with guests. Account for bookings in the contract and settlement arrangements.
Airbnb does not transfer reservations to a different host account. For Vrbo, follow its current sale and host-transition process. Airbnb policy; Vrbo guidance.
Do I have to honor the seller's future reservations?
That depends on applicable law, your purchase agreement, reservation terms and the approved operating transition. Have your agent or attorney review the obligations before signing. Do not assume a property sale automatically cancels guest commitments or transfers them to you.
Can existing reservations be transferred to my Airbnb or VRBO account?
Airbnb reservations cannot move to a new host account. Vrbo has a property-sale and host-transition policy; confirm the required process with its support team before relying on a booking handoff.
Use a documented, platform-compliant plan for guest communication and operating responsibility. Airbnb policy; Vrbo transition guidance.
If reservations are cancelled, can that create negative reviews or penalties for me?
Cancellations can affect guests and may create contractual or platform consequences. Responsibility depends on the account, agreements and circumstances. Review the platform's current rules and agree who handles refunds, guest communications and any costs before closing.
Does the seller's Airbnb/VRBO listing transfer to me?
Do not treat the property purchase as a listing or account transfer. Airbnb account ownership cannot transfer to a different host. Confirm Vrbo's current property-sale process directly with support, including any treatment of listing information and reviews.
Document rights to photos and other marketing assets separately. Airbnb policy; Vrbo guidance.
What information should I request from the seller about the property's rental history?
Request booking and payout reports, occupancy and nightly rates, cancellations, refunds, management statements, operating expenses and lodging-tax records. Ask for future reservations and amounts already collected.
Separate owner use from guest stays and reconcile reported income with supporting records. Also verify permits, furnishing inventory, maintenance history and the proposed transition plan.
When should my new property manager take over future bookings?
Set an explicit handoff date and responsibilities before closing. Confirm account permissions, guest communication, payout routing, cleaning schedules, existing reservations and launch readiness.
Ownership does not automatically change the platform account or management contract. The seller, new manager and you should coordinate any required platform-approved transition.
