STR Cash Reserves and Downside Planning

Plan working capital, slower bookings, unexpected repairs and the cash needed to keep an STR operating.

Practical answers for buying and launching a short-term rental with BNB Accelerator. Updated September 30, 2026.

How much cash should remain after I buy and furnish the property?

Build a reserve from the property's actual costs rather than choosing a flat amount. List debt service, taxes, insurance, HOA dues, utilities and essential operating costs, then estimate the cash needed during a weak season. Keep a separate allowance for major repairs and replacements. The right balance depends on your financing, property condition and ability to contribute more cash.

Should my lender reserves also count as my operating reserve?

Identify whether the lender requires reserves to remain available and whether those funds are unrestricted. Avoid counting the same dollars as both a furnishing budget and an emergency fund. Your purchase model should show each purpose separately, including funds needed before the first guest payment. Confirm the lender's requirements before moving money.

How do I stress test an STR before making an offer?

Model lower revenue, higher insurance or taxes, a delayed opening and a major repair. Change more than one assumption together when the risks are connected. Compare the resulting monthly cash needs with your reserves and outside income. A downside case helps you decide whether you can hold the property through a difficult period.

What is the difference between a repair reserve and a replacement reserve?

A repair reserve supports unpredictable maintenance, such as fixing a leak or replacing a damaged appliance. A replacement reserve funds larger items that wear out over time, such as roofing, HVAC, furniture and equipment. Some owners combine the accounts, but the model should still distinguish routine spending from future capital needs.

When is it sensible to postpone an STR purchase?

Consider waiting if the acquisition would exhaust your liquidity, depend on unapproved financing, or leave no capacity for launch delays. Unresolved operating permission, inadequate insurance and unsupported revenue assumptions also justify a pause. Rework the budget or property criteria so the purchase fits your finances before committing.

Can a property be profitable annually and still need extra cash?

Yes. Seasonal revenue, booking payout timing and early launch expenses can create short-term cash shortages even when a full-year projection is positive. Map expected receipts and payments month by month. Include debt payments, annual insurance bills and planned improvements so you can identify funding gaps before they occur.
