Buyer's Guide

Best Done-For-You Airbnb Companies in 2026

The best done-for-you Airbnb company for a buyer is the one whose written deliverables fit the purchase—not the one with the largest projected return. Start by distinguishing property search, licensed representation, seller-owned inventory, construction, management and education. Those are different purchases. This guide offers a document-based shortlist and a worksheet for comparing complete proposals before committing capital.

How to read this list

Commercial-interest disclosure: My BnB Accelerator, LLC publishes this guide and sells acquisition services. This is an analysis of public provider materials reviewed October 7, 2026, not firsthand testing, customer ratings or an independent ranking. Public descriptions are not binding offers. Verify availability, licensing, fees, exclusions and refund terms in the agreements you would actually sign.

1. Acquisition and property-search services

A search engagement can help narrow markets, screen properties and examine a candidate. It does not automatically include licensed brokerage, legal diligence, financing approval or daily operation. BNB Accelerator describes property finding, underwriting, offer and diligence coordination, closing support and introductions to launch vendors and independent advisers in its acquisition process. Confirm which tasks are performed directly, coordinated or outside the contract; the buyer retains funding and final purchase decisions.

STR Insights and STR Search are relevant alternatives when evaluating search and analysis support. Read their specific package descriptions rather than assuming every software, consulting or matching product buys and launches a property for you. Buyers who already selected a property may need a narrower analysis or representation engagement instead of paying for another search.

2. Turnkey and seller-controlled inventory

A furnished or operating property can reduce some setup tasks, but existing bookings are neither transferable by default nor a guarantee of future revenue. Identify the seller's interest, furniture ownership, liens, permit transfer rules and the evidence behind reported income. Compare the total price and excluded work with independent listings. Financing does not make the purchase debt-free: title, borrower obligations and ownership depend on the transaction documents. See acquisition services versus turnkey providers.

3. Development and unique-stay projects

A purpose-built cabin or other distinctive project adds construction, access, utilities, approvals and completion risk to acquisition. Ask for the permit status, fixed versus allowance-based pricing, draw milestones and responsibility for overruns. Differentiated design is not evidence of demand. If opening timing is essential, test a delayed-completion budget before reserving the project; ask your independent tax adviser about the actual requirements for any proposed tax treatment.

4. Agent teams and management-connected buying

The Short Term Shop describes local agents helping investors buy and sell, alongside education. Awning's buying page describes software and brokerage support, with furnishing and management connections. Those approaches may fit a buyer seeking representation and a local operating handoff. Confirm the named licensed agent, representation agreement, who selects vendors and whether an ongoing management contract is optional. A referral is not the same deliverable as furnishing procurement or supervision.

A full-service manager is not automatically disqualifying for a tax strategy, and a co-host label does not establish qualification. IRS Publication 925 (2025 edition) distinguishes rental-activity exceptions, material participation and other loss limits. A seven-day-or-less average stay is not by itself permission to use a loss against wages. Review actual owner duties and applicable tests with your adviser; do not replace them with a provider's promise.

5. Education, marketplaces and analysis tools

A course can support an investor who wants to perform the work, but purchasing instruction does not purchase execution. Likewise, a listing marketplace can connect buyers with properties or professionals without assuming responsibility for the entire transaction. Rabbu describes listings, property information and connections to agents and lenders. Establish who verifies seller records and handles the offer. See the acquisition-versus-DIY decision for a separate time-and-capital comparison.

STR InsightsPublic site separates consulting, software, analysis and property-finding offerings.Identify the exact package, analysis output and excluded execution; do not assume software includes representation.
STR SearchPublic site describes property matching and educational resources.Verify matching acceptance criteria, payment triggers and who handles licensed offer work; a matching timeline is not a guaranteed closing.
The Short Term ShopLocal agent buying and selling support with investor education.Review the actual agent agreement and compensation, local coverage and post-closing exclusions; separate representation from daily management.
AwningBuying page describes brokerage and software, plus launch and management connections. The page describes commissions funding buying support. That does not establish zero acquisition costs: verify compensation and separate furnishing and management agreements.
RabbuMarketplace, property information and professional connections.Separate platform information from agent and lender commitments. Distinguish historical seller records from modeled income before approving a price.

Additional acquisition options: test the operating commitment

The following public materials were reviewed October 8, 2026. These are additional buyer-fit candidates, not a ranking, a verified customer review or a claim that all providers perform the same work. The earlier shortlist retains its October 7 source review. Availability and signed agreements—not this list—determine the service you receive.

Suite Capacity: acquisition tied to a management agreement

Suite Capacity's investment page describes a 90-Day Accelerator with sourcing, underwriting, design, setup and a management launch, advertised with no upfront cost and a required management agreement. It separately labels proposed funds and syndications as coming soon. Do not treat those future products as currently investable offerings.

This may fit buyers who want acquisition and operation connected. Request the fee base, minimum term, termination consequences and whether design means advice, procurement or paid furnishings. Confirm who approves the purchase and spends the setup budget. An advertised program timeline is not a guaranteed opening date; no upfront service charge is not a promise of a cost-free purchase.

InvestSTR: done-with-you acquisition and setup consulting

InvestSTR's published process describes market planning, property evaluation, coordination with the buyer's agent, lender and inspector, and interior-design and setup consulting. Its footer identifies consulting and advisory services. That can suit a buyer who wants guidance while retaining separate execution professionals.

Ask for an address-level sample memo and an explicit task assignment: who verifies seller income, negotiates through licensed representation, orders furniture, receives deliveries and accepts installation? Request payment milestones, exclusions and consequences if you decline the property. Do not infer procurement, brokerage, a management contract or a guaranteed tax outcome from acquisition-support language.

Stay AZ: a regional acquisition-to-management path

Stay AZ's turnkey page targets Phoenix and Scottsdale buyers and describes sourcing, purchase representation, financing, renovation, furnishing and management. It advertises no separate acquisition fee, with compensation through transaction commissions and fees plus ongoing management. Its disclosure identifies Stay AZ, HomeSmart and Federal First Lending as separate companies and states that buyers may choose their own professionals.

This is a regional option, not evidence of equivalent service elsewhere. Reconcile that choice disclosure with the management-connected program: ask what changes if you select another lender, agent or manager. Obtain separate agreements, current license checks, a complete closing estimate and written renovation/furnishing charges. Do not adopt the site's generalized comparisons with other firms as verified facts about BNB Accelerator or the industry.

Work sample: what a zero-upfront proposal still needs to disclose

Use the same candidate for an independent acquisition proposal and a management-connected proposal. Record the deliverable, responsible contracting entity, acceptance evidence, cash due date and exit consequence. For each, identify the buyer's right to reject the property, choose financing, approve vendor spending and change the operator. Ask for the refund or exit calculation if financing fails before closing and if you switch managers after launch; these are different events.

Additional fictional illustration, not any provider's quote: retain the $250,000 common purchase-and-reserve allocation below. A zero-upfront acquisition-service proposal with $14,000 of separately quoted installation and setup would allocate $264,000, leaving $56,000 from the same $320,000 cash. If its contract also requires a distinct $5,000 onboarding payment before opening, allocation becomes $269,000 and the remainder $51,000. Neither label tells you whether commissions, lender charges or vendor markups are already included in the $15,000 closing or $35,000 furnishings lines; reconcile them before adding charges.

For operating comparison only, an assumed 15% management fee on an assumed $100,000 annual fee base is $15,000 per year. This is not a provider rate or revenue forecast. A hypothetical $6,000 termination bill would be a separate contingent liability, not an automatic opening payment. Request the actual fee base, minimums, taxes, renewal and termination rules. Compare the completed cash budget and future obligations, not just the advertised acquisition fee. Keep the $40,000 protected reserve intact and do not count a projected tax benefit as available closing cash.

For established alternatives, continue to Awning's buying and management comparison, STR Search's matching comparison, BNB Turnkey alternatives and Kleer Circle alternatives. Use the management-exit diligence guide before assuming an operator change is free or seamless.

Seven questions to put in the proposal request

  1. Who owns or controls the property, represents me and receives compensation or referral payments?
  2. Which specific outputs do I receive before an engagement payment, an offer and closing?
  3. Can I inspect a redacted work sample showing source records, comparable selection, assumptions and a downside case without exposing another client's private data?
  4. Who obtains parcel-level permit, HOA and insurance evidence, and who makes the legal interpretation?
  5. What is included in furnishing and launch: introductions, design, procurement, installation or inspection?
  6. What happens to paid and unpaid fees if no acceptable property is found, financing fails or I decline a candidate?
  7. Who retains vendor selection, offer approval and ongoing operating decisions, and which independent professionals must I hire?

Original worksheet: complete the same-property cash bridge

Ask every provider to price the same candidate and completion standard. Record each deliverable, accountable person, evidence needed to accept it, payment date and cancellation consequence. Keep brokerage compensation, service fees, vendor costs and recurring operating costs in separate columns. Payment structure can create incentives but does not prove whose advice is reliable.

Fictional illustration only—not provider quotes or an investment forecast: a buyer has $320,000 accessible. The common budget is $150,000 down payment, $15,000 closing costs, $35,000 furnishings, $10,000 repairs and $40,000 untouched operating reserves: $250,000 total. Furniture already included in a seller's price must not be counted again as a separate cash purchase.

Hypothetical complete acquisition budgets; missing work must be verified, not assumed free
ProposalOne-time service feeExtra launch work outside common budgetTotal allocatedUnallocated cash
A$24,000$6,000$280,000$40,000
B$10,000$18,000$278,000$42,000
C$18,000$11,000$279,000$41,000

B's service fee is $14,000 lower than A's, but its completed acquisition budget is only $2,000 lower. This does not establish better work quality. For C, a hypothetical $900 monthly management charge beginning three months before opening adds $2,700 of pre-opening cash need: $281,700 allocated and $38,300 unallocated. The recurring annual charge is a separate operating-model expense, not automatically an additional closing bill. Verify whether it replaces another budget line before adding it.

Now stress all three proposals with an additional $12,000 repair and a nonrefundable engagement if the purchase stops. Do not spend the $40,000 operating reserve twice or count an unapproved refund as available cash. Use actual agreement amounts and lender requirements; the example is not a minimum-capital recommendation.

Stop, revise or proceed before an offer

Stop if lawful operation, financing or insurability remains unresolved at the relevant contractual deadline. Revise if the scope omits launch duties, the seller's revenue cannot be reconciled or downside costs consume protected reserves. Proceed to professional review when the evidence, complete cash bridge and decision rights support the candidate—not because a list calls a provider best. A tax benefit should not rescue an otherwise unacceptable purchase.

Continue with pre-purchase regulatory diligence, material participation, BNB's value decision and the crawlable comparison hub.

Frequently asked questions

What does done-for-you Airbnb actually mean?

It can describe search and acquisition support, seller-owned turnkey inventory, development, management-connected buying or education. Compare the specific written outputs and excluded work, not the label.

What is the most important question to ask a done-for-you Airbnb company?

Ask who owns the inventory, represents you and receives compensation, then request the written deliverables and payment consequences if you do not buy. A fee structure alone does not establish reliable advice.

Does using a full service property manager affect the tax strategy?

Actual operating duties can affect the applicable material-participation analysis. Neither full-service management nor a co-host label settles eligibility. Review IRS Publication 925, owner work and other loss limits with your independent tax adviser.

How much capital do you need for a done-for-you Airbnb purchase?

Calculate down payment, closing costs, furnishing, repairs, service fees, excluded launch work and protected operating reserves using the actual property and loan. The guide’s $320,000 illustration is not a universal minimum.

How do I tell a real done-for-you service from a course marketed as one?

Ask who performs each task, what evidence you receive and which agreement makes that person accountable. Instruction and deal-review calls can be useful but do not by themselves purchase sourcing, representation, procurement or closing execution.
