The full story
Johnson City sits in the middle of the Texas Hill Country wine corridor, between Austin and Fredericksburg on US-290. The market runs on a specific guest: groups from Austin, San Antonio and Houston coming out for a wine weekend, a wedding, or a bachelorette, who want one large house within driving distance of two dozen tasting rooms.
Laxman and Sabitri bought a six-bedroom at $680,000. Six bedrooms is the right target for that guest, because the wine weekend group is typically eight to twelve people and the properties competing for them are almost all four-bedroom ranch houses.
The Hill Country has a genuinely favorable regulatory position. Much of the inventory is on unincorporated county land, outside city short-term rental ordinances entirely. That is a real advantage compared with Austin proper, where the licensing regime has been contested and restrictive for years. It is also a reason to verify the exact parcel status rather than assuming, because a property inside Johnson City limits and a property two miles outside them are governed differently.
Seasonality here is spring and autumn, not summer. Texas summers are hot enough to suppress outdoor-driven demand in July and August, which is the opposite of the pattern in most of the country. Wildflower season in March and April and the autumn harvest window carry the year, and the model has to reflect that.
