Amenities in this bracket are close to standardized, which is exactly why they matter. Underwriting has to fund the gap at purchase rather than treating it as an optional later upgrade.

Location within the corridor drives the rest. Sevierville, Pigeon Forge and Gatlinburg are commonly discussed as one market and they are not. Drive time to the Parkway, to Dollywood, and to the national park entrance moves nightly rates materially, and two cabins with identical specs ten minutes apart can sit in different pricing tiers.
