Bring the agreed baseline
Use the executed inventory, inspection-related agreements, repair receipts and dated photographs. A memory of the first tour is not a reliable checklist. If the seller agreed to a specific repair, ask whether its completion needs professional verification rather than just a receipt. Confirm access to every area that matters, including owner storage and outbuildings included in the purchase.
Check for changes since the inspection: leaks, damage, removed equipment, substituted furniture or a loss of utility service. Arrange reasonable demonstrations with permission and document what could not be checked. Avoid calling a system satisfactory merely because it was inaccessible. If utilities must remain active for the walkthrough, coordinate that requirement through the transaction team.

Keep the financial and physical checks separate
Confirm final purchase amounts with the settlement team; do not infer that a correct walkthrough means the settlement statement is also correct. Ask your lender which disclosures and figures control your transaction.
An unresolved missing item or failed repair should go to the agent and attorney for a contractual solution. A credit, delay or other arrangement needs appropriate documentation and any necessary lender approval. Do not assume you can simply hold back part of the closing funds on your own. Record the agreed resolution and who will confirm completion.
Finish with a possession and launch handoff
After the authorized closing and possession process, update access, establish your own operational accounts and hand the manager the verified inventory. Separate “the purchase closed” from “the property is ready to host.” Local approvals, insurance, cleaning, listing setup and staffing may still be open. Keep those gates visible before accepting a guest arrival date.
