Can you use an SBA loan to buy a short-term rental?

Possibly for an eligible lodging business, but an Airbnb listing does not establish SBA loan eligibility. Before offering on an STR, have a participating lender review the actual business, guest stays, legal use, management agreement and acquisition costs. Do not assume a tax label or a new LLC makes a passive rental eligible. If you plan to buy within zero to six months, resolve this before setting your price ceiling or removing financing protection. Book a call to compare executable STR purchase funding and the cash needed through launch. Confirm BNB Accelerator's service scope if your proposed purchase is an operating hospitality business rather than a residential STR.

Establish which business the STR purchase would acquire or start

Write a one-page acquisition description: property and business assets being purchased, proposed borrower, ownership, who contracts with guests, stay lengths, services, revenue sources and who controls operations. Identify whether you are acquiring an existing business or starting a new one at the property. A residential listing, a seller's claim of hospitality status and a profitable revenue projection are not a documented eligibility determination.

13 CFR 120.110(c) excludes passive developer and landlord businesses that do not actively use or occupy the financed assets, except qualifying Eligible Passive Companies. The current SBA SOP 50 10, version 8.1 with technical updates effective October 1, 2026, describes a lodging exception for hotels, motels and similar businesses: more than 50% of prior-year revenue from transients staying 30 days or less, with applicable legal compliance; startup projections must meet the stated transient-revenue test. Ask the lender to determine whether your actual business falls within the relevant category. Do not substitute occupancy nights for the revenue test.

Illustrative only: an existing business has $100,000 of total prior-year revenue. Records identify $65,000 from qualifying stays under the applicable test; that is 65%, not a conclusion that every other requirement is satisfied. If documented qualifying revenue is only $48,000, that is 48%, even if most reservations were short. Have the lender verify the categories, accounting period and evidence. Do not invent a stronger revenue mix to obtain eligibility or copy a startup forecast onto an existing operation's records.

Request reconciled financial records and stay-level supporting evidence through appropriate secure channels. Identify canceled bookings, refunds, other business receipts and any proposed operating changes. A seller's platform dashboard is not a substitute for a lender's business review. Keep the seller-income diligence separate from the question of which receipts meet the applicable program test.

Review management control and the ownership structure before offering

For a buyer expecting a hands-off rental, the proposed management agreement is material to the financing decision. The current SOP treats third-party sole operational discretion as a passive-business issue; its meaningful-oversight provisions address approval of budgets and significant expenditures, bank-account control and oversight of employees who are the applicant's employees. Lenders must review the relevant agreements, subject to its specified exception. Have the lender review the actual contract and any side agreements, not a marketing promise of passive income.

Prepare a control map showing who can approve spending, access accounts, hire and supervise workers, change services and bind the business. Describe how the buyer's role would actually work. Do not insert authority clauses that will not be honored after closing, or assume a property manager's usual residential agreement meets the program's requirements. Ask counsel and the lender about any changes before promising the seller an executable financing plan.

An Eligible Passive Company is not a universal workaround created by putting the building in one LLC and operations in another. 13 CFR 120.111 requires, among other conditions, an eligible operating company, a qualifying written lease and appropriate guarantees or co-borrowing. The operating company must itself meet the relevant eligibility and use-of-proceeds requirements. Have counsel and the lender review the proposed parties, lease, guarantees and assets together before choosing the buyer named in the offer.

Tax material participation and SBA business eligibility are separate professional questions. Neither using a seven-day average-stay assumption for tax analysis nor organizing an LLC determines the answer here. If the operating role needed for this financing conflicts with the acquisition you want, compare a different loan or property rather than assuming the discrepancy can be handled after closing.

Map acquisition and launch costs to the specific SBA program

The SBA 7(a) overview lists possible real-estate, working-capital, furniture and ownership-change uses, but requires an eligible operating business and other qualification conditions. It describes lender-delivered financing, not a government commitment to fund every item in your STR budget. Obtain a transaction-specific sources-and-uses review from the participating lender.

The 504 overview concerns eligible major fixed assets and says working capital and investment in rental real estate are not permitted uses. Do not model the 504 portion as a general-purpose pot for operating cash. Ask a Certified Development Company and the senior lender to determine whether your actual business and project qualify and which costs belong in each part of the financing.

Purchase-budget itemQuestion before relying on loan proceeds
Real estate and any business acquisitionWhat exactly is acquired, by whom, and what valuation and eligibility review apply?
Furniture, equipment and renovationWhich items are approved uses in this exact program and project?
Closing charges and financing costsWhich are financeable, and which require buyer cash?
Opening payroll, utilities and operating cashIs working capital permitted and approved, or funded separately?
Buyer contribution and retained liquidityWhat is required, what source is accepted, and what remains unspent?

Get the complete financing structure: borrower contribution, accepted sources, total debt, fees, collateral, guarantees, repayment terms, approvals, disbursement conditions and realistic closing sequence. Do not treat a government's lender-guarantee percentage as the buyer's down payment or assume a universal 10% cash requirement. Have the lender distinguish a preliminary discussion from approval of the exact business acquisition and property.

Compare the whole acquisition, not the advertised SBA down payment

Illustrative only, not SBA terms or a lender quote: a buyer models a $500,000 acquisition, $40,000 of setup work, $15,000 of closing and financing costs and $45,000 of retained operating cash. Total funding needs are $600,000. Suppose a reviewed financing plan would supply $450,000 toward approved acquisition and setup costs. The buyer still needs $150,000 from acceptable sources; the advertised purchase price alone does not describe the funding gap.

If the lender's actual permitted uses and approvals instead support only $420,000 in total proceeds, buyer cash rises to $180,000 with the same cost assumptions. With $160,000 available, the plan is short $20,000. Do not spend part of the operating buffer and keep reporting it as retained. Ask whether a documented price or cost change actually lowers required cash, whether a different approved structure exists, or whether another STR candidate fits the budget.

These numbers illustrate sources-and-uses arithmetic, not contribution rules, loan-to-value limits or eligible amounts for either program. For a real comparison, obtain both an executable SBA proposal and an alternative investment-property loan proposal, if available. Normalize costs, required cash, operating obligations, debt payments, opening delay and retained liquidity. Do not assume the business can shift to a passive rental model after closing without reviewing the actual loan conditions.

Use the purchase-and-launch worksheet for initial funding and the downside framework for a delayed opening and weaker receipts. Include the genuine operating responsibilities and costs established by the business plan. A low initial cash contribution does not make a deal fundable if its ongoing obligations or disbursement timing leave the buyer short.

Choose a lender-reviewed acquisition path before the contract deadline

Proceed when the participating lender has established an eligible business and structure, counsel confirms legal guest use and transaction documents, and approved sources cover the complete acquisition and launch. Renegotiate when supported costs or financing terms change the offer ceiling. Delay while the business classification, management agreement, ownership structure or approval sequence remains unresolved. Reject that funding plan if it depends on misdescribing operations or using restricted proceeds for unapproved costs.

Have your licensed broker and attorney identify the appropriate financing and business-diligence protections, review periods and closing conditions. Ask which evidence or approval must arrive by each deadline and what happens if it does not. A lender conversation, the seller's previous loan and local permission to host do not guarantee this buyer's SBA approval. Address-specific STR permission and insurance must be verified independently.

Bring the acquisition description, revenue-mix evidence, management-control map, structure diagram, lender conditions and cost ledger to the purchase discussion. Book a call to compare eligible STR acquisition paths and an offer budget you can actually execute. BNB Accelerator can discuss sourcing, underwriting, negotiation, closing coordination and launch planning within its scope; confirm coverage of any specialized business purchase. SBA lenders, CDCs, attorneys and advisers determine conclusions within their roles.

Frequently asked questions

Can an SBA loan buy a property listed on Airbnb?

A listing does not establish eligibility. Have a participating lender review the actual business, legal guest use, management control, acquisition structure and intended proceeds under current rules before offering.

Does forming an LLC make my STR eligible for SBA financing?

No. Entity formation alone does not establish eligible business activity or approved use of proceeds. A separate property-holding entity also does not remove the need for an eligible operating business.

Can I use a 504 loan as my STR operating reserve?

The SBA overview says 504 proceeds cannot fund working capital. Have the CDC and lender map approved fixed-asset costs and identify separate cash for launch and operations.

What should I ask before making an SBA-financed STR offer?

Ask for transaction-specific business and structure review, approved sources and uses, buyer cash, guarantees, repayment terms and the approval timeline. Align contract protections with those actual conditions.
