STR Buyer Financing

Can you use a physician loan to buy an STR investment?

Do not assume a physician mortgage approval funds the STR investment you plan to buy in the next six months. Confirm the exact program permits that property use and that each advertised benefit applies to this loan—not just to you as a medical professional. If the answer changes, rebuild the purchase cash and price range before offering. Book a call to screen STR candidates using an investment-specific financing response and your actual cash ceiling.

Separate medical-professional eligibility from STR-purchase eligibility

A lender can recognize your degree, license or career stage while offering a mortgage that does not fit your intended property. Truist's current Doctor Loan page identifies primary-residence financing, low-to-no down payments, no mortgage insurance and student-debt flexibility for its eligible borrowers. That page does not approve those benefits for buying an absentee STR investment. It is a specific provider example, not a claim that every physician-oriented program has identical rules.

Ask the lender to evaluate your actual plan: the property is being purchased for the disclosed guest use, you will or will not occupy it as accurately described, and any proposed management arrangement is part of the scenario. Obtain the program name and written property-use answer. A primary-home preapproval or marketing maximum is not a confirmed investment-property loan amount.

If a lender offers a separate investment product to medical professionals, get its own terms rather than assume the doctor-program features transfer. If your actual objective includes living at the property, disclose the complete facts and obtain appropriate review; this page concerns an investment purchase, not advice to change your stated occupancy to obtain better terms. The second-home rental-intent guide addresses that separate classification question.

Reconfirm each benefit on the actual investment quote

Start with a blank investment-purchase worksheet, not the payment from the primary-home calculator. Request the accepted borrower and ownership, maximum loan for this address, down payment, full housing payment, upfront charges, retained assets, maturity and exit conditions. Have the lender identify any remaining credit, property, income or documentation requirements. Medical earnings do not replace address-level underwriting or legal STR permission.

Benefit you may have seen advertisedQuestion for the actual STR purchase lender
Low or zero down paymentWhat minimum equity applies to this disclosed investment use and property?
No mortgage insuranceWhat insurance, pricing or other charges appear in this specific quote?
Student-debt flexibilityWhich account evidence and qualifying payment does this product accept?
Medical-career underwritingWhich current income and career-stage documents establish accepted income here?
Relationship pricingWhich assets must remain eligible after purchase funds leave the account?

Truist's disclosures make its student-debt treatment conditional, not an automatic exclusion of every medical-school loan. Do not transfer a favorable payment from one product to another. Use the student-debt STR purchase framework for account-status verification and household repayment stress; the present decision is whether the doctor-program benefit belongs in the investment quote at all.

Request side-by-side written responses from lenders willing to review the actual STR purchase. If one quote uses accepted personal income and another uses property-income qualification, reconcile the borrower obligations, accepted rent, loan size and available cash. The financing-path comparison explains that broader choice. A different qualification method does not guarantee a larger loan, fewer obligations or positive property cash flow.

Rebuild the cash budget when no-down-payment terms do not apply

Illustrative only—not a physician loan offer, market price or standard down payment: suppose a buyer has $260,000 available and is considering a $700,000 STR. Assume estimated buyer closing costs are $20,000, furnishing and launch are $40,000, and a $40,000 operating buffer must remain. Those three uses total $100,000. Keep unrelated household commitments out of the available figure or deduct them separately.

Illustrative financing assumptionPurchase equityClosing, launch and retained cashTotal required cashPosition versus $260,000 available
Unconfirmed 100% financing$0$100,000$100,000$160,000 appears unallocated
Hypothetical confirmed 25% down$175,000$100,000$275,000$15,000 short
Different hypothetical confirmed 20% down$140,000$100,000$240,000$20,000 unallocated

The first row is not an available loan. It demonstrates the mistake: carrying a no-down-payment assumption into the STR search creates a false $160,000 margin. The second and third rows are constructed alternatives, not programs asserted to be offered to this buyer. Only an actual lender response determines which, if either, is executable. A lower-equity quote may also change payments, charges and accepted-property criteria.

Under the hypothetical 25% structure, $260,000 less $100,000 of other uses leaves $160,000 for equity. Dividing by 25% yields a $640,000 cash-based price ceiling, assuming those other costs stay fixed. At a $600,000 price, equity would be $150,000 and total stated cash need $250,000, leaving $10,000 unallocated. Real closing and setup estimates can vary with the property; replace every fixed amount before deciding an offer ceiling.

Do not eliminate the operating buffer to keep the original $700,000 target. A deposit credited at closing is part of the purchase equity, not a second down payment. A permitted seller credit does not necessarily pay furnishings or replace required equity. Use the purchase-and-launch cash planner and compare a funded lower-price candidate with any legitimately available different financing structure.

Keep relationship assets and property downside in separate columns

When considering a relationship-priced mortgage, ask which balances must remain, when they are measured and whether using them for closing changes the quote. Truist's disclosed relationship-discount process excludes down payment and loan-closing funds from its balance-tier calculation unless sufficient funds elsewhere are evidenced. Confirm the current rules for the actual investment product; this page does not establish that a particular STR loan earns that discount.

Do not count the same asset balance as a closing wire, an ongoing relationship threshold and immediately spendable operating cash without checking each condition. A conditional discount is not extra cash. Request the priced result after the proposed transfer and the consequences if the necessary balance is absent. Independently assess any fees, transfer consequences or liquidity restrictions with the relevant professionals rather than moving assets solely because a rate looks attractive.

The purchased property needs its own conservative operating budget. Verify legal hosting permission, supported revenue, management costs, furnishing and realistic opening timing. Then test weaker guest receipts and later launch against cash left after the actual financing. A physician's income may provide household capacity, but it is not evidence that this address is a good rental acquisition. Do not use future medical earnings or a hoped-for refinance to hide a present closing shortfall.

If there is a separate planned primary-home purchase, show its committed equity, closing costs and payments separately from the STR. Have the lender assess both actual obligations. Money preserved by one loan is not automatically allocated to the second purchase, and the same operating or household cushion cannot be promised to both transactions. This is a sequencing question for the proposed acquisitions, not a strategy to disguise an investment property as a residence.

Decide whether to offer, change the budget or wait

Proceed when the lender has reviewed the real investment use, confirmed the applicable product and benefit conditions, and the complete closing-and-launch budget leaves a credible downside cushion. Renegotiate price or select a lower-cash candidate when a supported change resolves the verified gap. Compare another available loan only after checking its payment, upfront costs and property requirements; a lower down payment alone does not establish a better acquisition.

Delay when the only financing evidence is a physician primary-home approval, benefits remain unconfirmed for the investment, or the household has not allocated cash between simultaneous purchases. Reject a plan requiring false occupancy, omitted student debt, double-counted assets or immediate bookings to provide closing money. If no suitable financed property clears the budget now, a later purchase can be more executable than an underfunded offer.

Frequently asked questions

Does being a physician make a doctor loan eligible for an STR investment?

Not by itself. Verify both borrower eligibility and the actual program's property-use rules. A mortgage intended for a primary home is not an investment-purchase approval.

Can I assume zero-down doctor-loan terms when setting my STR budget?

No. Obtain investment-specific terms first, then include actual purchase equity, closing costs, launch spending and retained cash. A general benefit advertisement is not an executable quote.

Will favorable doctor-program student-loan treatment carry to another STR loan?

Do not assume it transfers. Have the actual investment lender identify the accepted payment and documentation under that product.

What if actual STR equity requirements exceed my available cash?

Recalculate a supported price ceiling, compare genuinely available financing or delay the purchase. Do not fill the gap by misrepresenting occupancy or silently spending the retained buffer.
