Acquisition Financing

Should you pay off debt or increase the down payment before buying an STR?

Use extra cash where it resolves the actual purchase constraint, not automatically where the interest rate is highest. Paying off a personal debt may improve income-based mortgage qualification more than the same dollars added to an STR down payment. More down may instead improve the property's payment or financing terms. Either can leave too little cash to launch. Have the lender compare both files on the same candidate before moving money. Book a call to compare STR purchases within a cash plan that funds closing, launch and downside.

Identify the constraint the cash must solve

Separate three gates: borrower qualification, property economics and cash remaining after purchase. Ask the lender whether the file is constrained by accepted income and debts, required down payment, the property-income test, credit conditions or reserves. Then ask which proposed payment actually changes that constraint. If a DSCR quote relies on property income rather than your wages, paying off a car does not by itself lower the STR mortgage payment or create more bookings.

Get a baseline written case at the intended STR price: loan amount, rate and term, full housing payment, lender-accepted income and obligations, cash to close and remaining conditions. Ask for a second case with debt payoff and a third with more down. Keep taxes, insurance, association costs and rental-use assumptions consistent unless the changed quote expressly requires a different input. Do not compare a complete payment with a principal-and-interest-only figure.

For an income-qualified example, Fannie Mae's payoff guidance allows qualifying treatment of certain debts paid at or before closing and says payoff solely to qualify needs careful evaluation. It says a revolving balance paid off by closing need not have its payment included in long-term debt, without requiring account closure. Ask your actual lender which treatment and proof apply; this is not a direction to close accounts or a universal rule for every product.

Compare three uses of the same $30,000

Illustrative only, not current loan rates, program requirements or expected returns: take a $500,000 STR candidate and $210,000 of available cash. Assume $15,000 of closing costs, $35,000 of launch spending, a hypothetical 30-year fully amortizing loan at 7.5%, and $600 monthly for property taxes and insurance. Other qualifying obligations total $1,500 monthly, including a $600 payment on a debt with a $30,000 payoff. Accepted income is assumed to be $15,000 monthly. No qualifying rent is included in this simplified example.

Illustrative allocationLoan and housing paymentTotal monthly obligationsSimple debt/income ratioCash after closing and launch
$100,000 down; retain extra cash$400,000 loan; about $3,397 housingAbout $4,89732.6%$60,000
$130,000 down; keep existing debt$370,000 loan; about $3,187 housingAbout $4,68731.2%$30,000
$100,000 down; pay off $30,000 debt$400,000 loan; about $3,397 housingAbout $4,29728.6%$30,000

In this constructed case, more down reduces principal and interest by about $210 monthly, while accepted payoff removes $600 of another obligation. Payoff therefore creates more simplified qualification relief, but the STR itself retains the higher payment. Both cash-spending cases leave the same $30,000. The retained-cash case leaves $60,000 but provides less payment relief. These calculations do not establish which option qualifies or is suitable; actual underwriting can differ and the quoted rate may change at a different loan-to-value.

The principal-and-interest formula used is loan balance times r divided by [1 minus (1 plus r) to the power of minus 360], where r is 0.075 divided by 12. Rounded housing payments add the assumed $600. Replace every assumption with lender-confirmed numbers and real property costs; do not use the example's down payment or debt ratio as an eligibility threshold.

Check whether payoff really removes the payment

Obtain the current payoff amount, any applicable fee, the payoff deadline and the lender's required evidence before sending money. Ask how a payoff through closing will appear on the settlement and underwriting file. A balance reduction is not automatically a payment reduction. If a debt remains open or has a residual amount, the assumed relief may be wrong; if it is replaced with new borrowing, the replacement obligation needs review too.

Fannie Mae's monthly-obligations guide treats installment loans and leases differently. It says even installment debts with few payments left should be considered when they significantly affect repayment ability, and lease payments remain recurring obligations regardless of remaining months. Do not treat an auto lease as a nearly paid-off car loan or assume paying an installment balance down to a short remaining term automatically solves your file.

Ask the lender to review the full credit and obligation picture again after any planned transaction. Do not take an undisclosed personal loan to replenish cash after payoff, or use credit for furnishings without checking the effect on approval. Loan-file improvement is provisional until the lender accepts the actual documents. This is an acquisition funding choice, not a credit-repair promise.

Protect opening cash before selecting the winning loan file

Compare the cash left with required reserves, household commitments and a conservative STR opening plan. Fannie Mae's reserve guidance evaluates assets remaining after funds to close and distinguishes required liquidity from transaction spending. A loan that qualifies after payoff can still leave you unable to furnish, obtain required approvals or absorb an opening delay. Use the actual lender's rule and your own downside needs rather than assuming $30,000 in the example is enough.

Illustrative failure mode: the lender accepts debt payoff, but an address-specific setup quote adds $12,000 and opening takes two months longer. The available reserve shrinks at precisely the point the buyer expected bookings to begin. Recalculate cash needs and assess a lower-priced candidate instead of replacing missing liquidity with optimistic early revenue. The purchase-and-launch calculator helps organize the uses; it cannot determine loan eligibility.

A larger down payment may help a property-based loan or downside cash flow even when its borrower-ratio benefit is smaller. Ask for the actual rate, points and eligibility changes, then run the same conservative operating forecast. Compare available conventional and DSCR paths without assuming that either always prefers the same cash allocation. Qualification, investment merit and financial suitability are separate decisions.

Choose the allocation before making the STR offer

Proceed with the verified allocation when it clears the actual financing constraint, preserves sufficient opening and downside cash, and the candidate passes legal-use and property underwriting. Renegotiate purchase price or compare a smaller loan when neither allocation leaves enough margin. Delay a transfer while payoff evidence, loan pricing or revised approval remains unresolved. Reject a financing plan that requires hiding replacement debt or double-counting cash; reject a property that only works after spending its launch reserve.

Frequently asked questions

Should I pay off my car before buying an STR?

Ask the lender to compare accepted payoff with a larger down payment and retained cash at the same STR price. Payment relief only helps if the program accepts it and the purchase still has sufficient opening and downside liquidity.

Does debt payoff always help a DSCR loan more than a down payment?

No. Paying a personal obligation does not itself reduce the property's mortgage payment or improve its supported rental income. Confirm what constrains the actual product and compare lender-reviewed cases.

Does reducing a balance automatically remove a qualifying payment?

No. Verify the account type, remaining terms, actual payment and lender's required treatment and payoff evidence. Leases and installment loans are not interchangeable.

Which is more important: qualifying or retaining launch cash?

Both must work. An approved financing file is not a viable STR acquisition if the closing structure leaves required setup and downside costs unfunded.
