Buying Strategy

How should an STR buyer plan Form 4562 and cost segregation?

An STR buyer should not commission a cost segregation study simply because an online calculator shows a large deduction. Before making an offer, ask whether the property will be available for rental when expected, whether there is enough depreciable basis after land allocation, what furnishings and improvements will actually be purchased, and whether a qualified adviser expects the loss to be usable. The study's asset schedule feeds the depreciation position the preparer reports on Form 4562; it does not replace the preparer's judgement about filing, passive losses or elections. Use the answer to set purchase cash, opening reserves and a maximum price—not to inflate an offer in anticipation of a refund.

Collect the documents before you price a tax benefit

The IRS says Form 4562 is used to claim depreciation and amortization and make certain elections. For a purchase, collect the executed contract, closing statement, appraisal or credible land-and-building allocation support, improvement estimates, furnishing invoices when available, inspection records and a dated plan for when the property is ready and available to guests. Distinguish assets already in the sale from post-close spending; do not double count furniture or assume every renovation dollar is immediately deductible. The IRS cost-segregation audit guide describes how examiners assess study methods; it is examination guidance, not a guarantee that a vendor's report will pass.

Buying an STR partly for its tax profile? Book a BNB Accelerator acquisition call to test the address, offer and launch budget before commissioning a study; have a qualified adviser decide the tax position.

Ask the seller for property plans, prior improvements and included personal property where available, but do not make a cost-seg estimate contingent on seller records you cannot obtain. A provider can often work from a site visit or documented remote inspection and valuation methods. Request a redacted sample report, named qualifications, component-level asset schedule, land allocation method, support available during an examination and a fixed written fee. The existing cost-seg company comparison checklist asks these questions in detail. A more aggressive reclassification percentage is not, by itself, a better purchase outcome.

Separate the study provider from the tax-return decision

A study provider identifies and values assets; the tax adviser integrates that work into the return and evaluates elections, activity classification, participation, basis, use and limitations. Current IRS Form 4562 instructions contain eligibility and timing rules for the special depreciation allowance that change with acquisition and placed-in-service facts. Do not assume the same percentage applies to every piece of property or every year. Ask the adviser to show the no-study, study-with-usable-loss and study-with-limited-loss cases before you treat any projected refund as capital for the purchase.

Our preferred introduction is AE Tax Advisors, an independent tax advisory partner whose published service includes study coordination and tax-return integration. That integration is useful for a financed buyer who needs the property, operating model and filing position tested together. We have a referral relationship; AE does not own BNB Accelerator and you are free to choose another qualified CPA or cost-seg specialist. Ask AE and any alternative for the same written scope, fee, study method, preparer responsibility and examination-support terms. Do not assume AE is cheapest or that its marketing examples predict your result.

Stress-test the offer without a first-year refund

Illustrative only: a buyer considers a $600,000 home and expects to spend $55,000 after closing on furnishings and repairs. Those numbers are not a depreciable-basis calculation. The purchase includes land, the renovation costs may fall into different treatments, and the date the home becomes available for rental can change the year of the deduction. First calculate down payment, closing cash, insurance, all launch spending and reserve. Then ask the adviser for a written tax range with assumptions and a zero-current-year-benefit case. If the property fails your cash hurdle in the zero-benefit case, lower the offer or walk away rather than borrowing against a hypothetical refund. See cash needed to buy and the complete buyer tax-form map.

Proceed when the real estate works on conservative operating cash flow, the study has a defensible scope and the tax adviser confirms a plausible filing route. Renegotiate if the sale allocation, improvement scope or opening date is worse than assumed. Delay while the provider and preparer resolve material gaps under a valid contingency. Reject any deal that requires a vendor's unsupported 'tax savings' number to meet your return threshold. For a property already placed in service in a prior year, ask about Form 3115 and the look-back process instead of treating it like a new acquisition. Book a call to review the STR purchase decision; use AE Tax Advisors or your own qualified adviser for tax advice. Results, financing and tax treatment are not guaranteed.

Frequently asked questions

Does a cost-seg firm file Form 4562 for an STR buyer?

The study provider supplies an asset analysis. Confirm in writing who prepares and files the return, who reviews the study and who supports the position if examined.

Should I raise my STR offer because a study projects tax savings?

No automatic increase is justified. Underwrite the home without a current-year refund, then let a qualified adviser assess any tax benefit as a separate scenario.

Is AE Tax Advisors required for BNB Accelerator buyers?

No. AE is our independent referral partner and preferred tax introduction, but buyers can use their own qualified adviser. Compare written scope, fee and responsibilities.
