Exercise only when the property still works as a purchased short-term rental, the actual closing finance is available and qualified counsel confirms how to exercise the option on time. A lease, an option fee and a seller's credit ledger are not a mortgage approval or a deed. This guide is for a buyer planning to acquire the property in the next zero to six months, including an existing option holder approaching the purchase decision. Book a call to compare the option exercise with a directly purchased STR before committing more cash. It is not a plan to run arbitrage indefinitely while hoping to qualify later.
Separate the right to buy from the obligation and ability to close
The Rocket Mortgage lease-option explanation distinguishes an option to choose a later purchase from a lease-purchase commitment. It identifies the price, option fee and exercise date as agreement terms and recommends legal review. That general homebuying explanation is not confirmation of investment-property eligibility or your contract's remedies. Have independent local real-estate counsel identify what you actually signed before you send an exercise notice.
Build a deadline sheet from the actual documents: last date and required method for exercising, recipient and proof of delivery, any conditions needed to keep the option valid, closing deadline after exercise, and what happens if financing or title fails. Do not assume a text to the landlord constitutes valid exercise or that exercising automatically extends the lease. Ask counsel which dates can be changed by agreement and which rights or obligations follow your notice.
| Separate item | Evidence to obtain | Purchase question it answers |
|---|---|---|
| Lease | Current signed terms and payment records | What possession and obligations exist before ownership? |
| Option | Price, exercise conditions and deadlines | Is there a valid path to this purchase now? |
| Loan | Actual lender review of buyer, property and credits | Can the buyer fund the required closing? |
| Deed and title | Closing professional's conveyance and lien review | What must happen to receive insurable ownership? |
This differs from a contract-for-deed acquisition, where installment obligations and deferred title are central, and from seller financing secured by the purchased property. Do not assume the document's marketing label identifies its legal structure. The purchase should be supportable on its own, not merely a way to avoid recognizing an already-paid option fee.
Reconcile promised rent credits with the actual lender
Request two reconciliations before relying on any credit: what the seller is contractually required to credit at closing, and what the lender accepts toward the particular loan's down payment or other funding requirements. The same dollar can be treated differently in the agreement and underwriting. Send the complete lease-option, amendments, payment evidence and proposed closing treatment through secure channels. An informal seller spreadsheet is not the lender's decision.
The current Fannie Mae Rent-Related Credits guidance limits eligible rent credit by the difference between actual rent paid and appraiser-determined market rent. It requires an agreement with an original term of at least twelve months, stated rent and credit details, payment documentation and a market-rent appraisal. These requirements describe that guidance, not a promise that your STR, borrower or loan qualifies. Ask the actual lender whether this policy applies to your investment-purpose transaction and how each credit is treated. Primary references were reviewed October 6, 2026.
Do not equate a twelve-month original agreement term with a promise that a newly signed six-month option qualifies. This page's six-month horizon is the time remaining until an intended purchase, not a statement that every lease duration meets a lender rule. DSCR and portfolio programs may use different requirements; request the program-specific answer instead of borrowing a conventional rule from another lender.
The Chase lease-option overview also emphasizes mortgage qualification at purchase and agreement-specific fees and responsibilities. Treat an option fee, rent credit and security deposit as separate items. Have the closing professional and lender reconcile where each appears, whether it reduces price or buyer cash, whether it is eligible, and whether it is refundable under the actual documents. Never subtract the same credit twice.
Test the cash shortfall before the option deadline
Illustrative only, not a loan offer or property recommendation: assume a twelve-month agreement with actual rent of $3,500 monthly and a promised $700 monthly purchase credit. The seller's ledger shows $8,400. Suppose the lender confirms the cited rent-credit policy applies, the appraiser determines market rent of $3,100 and the documented payments satisfy all other requirements. The rent differential is $400 monthly, so the modeled eligible credit is at most $4,800—not the seller's full $8,400. The $3,600 difference must be reconciled in the transaction rather than silently treated as approved down-payment funds.
Now assume a hypothetical $500,000 purchase with a lender-required $100,000 buyer down payment before eligible credit, $12,000 closing costs, $22,000 remaining setup expenditure and $30,000 retained reserves. Assuming the lender accepts $4,800 against the down payment and no other credits, the buyer needs $159,200 of available cash: $100,000 minus $4,800 plus $12,000 plus $22,000 plus $30,000. A seller-ledger-only budget would show $155,600 and understate the need by $3,600. The twenty-percent down payment and reserves here are modeling assumptions, not program minimums.
Keep already-paid option consideration in a separate historical-cost line. This example assumes no lender-approved option-fee credit; do not invent one. If qualified professionals approve a credit or different treatment, update both the closing statement and funding schedule exactly once. Already-owned furniture is not liquid closing cash; remaining setup allocations should exclude items you already own while allowing for actual replacement or transfer costs.
Also test valuation and income separately. A locked option price does not lock the appraised value, loan amount or interest rate. If the approved loan is smaller, funding may require additional cash or an executable price change. Do not rely on hoped-for guest profit between today and the exercise deadline as cash already available. Use the purchase cash planner to separate documented funds, eligible credits, unpaid closing requirements and retained launch liquidity.
Underwrite the owned STR rather than carry forward lease economics
The decision is whether to purchase the real estate, not whether the prior lease happened to make money. Replace rent with the proposed acquisition debt schedule and buyer-paid ownership costs. Requote insurance for the actual owner and STR use, verify taxes and assessments, and fund maintenance and replacement allocations. Keep historical guest revenue only to the extent it is supportable and applicable; it does not automatically qualify as lender income.
Confirm the rental-authority path after conveyance. Permission from a landlord to host during a lease is not itself a post-purchase STR license, HOA clearance or lender occupancy approval. Conversely, a purchase option alone does not authorize pre-purchase guests. Ask the actual licensing authority, insurer and lender about the specific arrangement and intended use. Use the permit-transfer framework for the ownership change, not a generic assurance that Airbnb is allowed in the neighborhood.
Refresh title and seller payoff review before closing even if you have occupied the property for a year. Counsel and the closing professional should resolve the option interest, existing seller debt, liens and deliverable deed. Do not treat a familiar landlord or a paid rent ledger as proof that ownership can transfer. Ask how required clearances fit the exercise and closing dates; this is not a legal drafting checklist or a claim that a particular recording method protects every buyer.
Compare the acquired-property downside case with a directly purchasable candidate using the same conservative standards. The two-property decision framework helps avoid selecting the option property merely because you have already invested time and fees. Those past commitments matter to your total capital history, but they do not make today's unsupported purchase price or monthly debt service attractive.
Exercise, renegotiate, delay or decline based on the purchase file
Proceed with counsel-led exercise and closing steps when the option is valid, terms and dates are clear, the actual lender accepts the funding plan, title can convey and the owned STR works on verified legal use and conservative economics. Renegotiate price, credit documentation or time only when the seller agrees and qualified professionals confirm the change is effective. Delay within valid protections while decisive documents remain missing. Do not assume silence from the seller extends an expiring right.
Decline an optional purchase when the property fails the owned-income test, required cash is unavailable or the legal rental path cannot be established. Have counsel explain the consequences for fees, rent credits, possession and any remaining obligations; do not assume every dollar is refundable or every arrangement permits walking away. A lease-purchase obligation requires its own legal analysis rather than this page's optional-exercise conclusion.
Bring the signed agreement, deadline sheet, payment evidence, reconciled credits, current title review, lender-confirmed cash schedule and acquired-property underwriting. Frequently asked questions
Does a lease option guarantee an STR mortgage later?
No. The lender must review the actual borrower, property, intended use, documentation and funding at purchase. An agreed price or paid option fee is not mortgage approval.
Can I use all rent credits as the STR down payment?
Not automatically. Reconcile the seller's contractual credits with the actual lender's eligible-credit rules. The amounts and closing treatment may differ.
Is this guide recommending a new six-month rent-to-own plan?
No. It addresses buyers intending to purchase within six months, including existing option holders. Original agreement terms and loan eligibility need separate review.
Should I exercise just to avoid losing the option fee?
Test the purchased STR independently. Prior expense does not justify an unsupported price or unfunded closing. Have counsel explain the actual consequences of declining.
