Potentially, but a wallet balance is not verified cash for your STR purchase. Before making an offer, confirm that the actual mortgage lender accepts the source, that the conversion and transfer can meet contract dates, and that net proceeds cover closing, launch and retained cash. This guide concerns buying a property with sale proceeds, not choosing cryptocurrencies. Book a call to screen STR candidates against a lender-reviewed crypto-proceeds funding plan.
Get the STR lender's source decision before relying on wallet value
For applicable loans, Fannie Mae's virtual-currency guidance permits dollar-converted proceeds for down payment, closing and reserves with documented conversion, funds held at a U.S. or state-regulated financial institution and verification in dollars before closing. The lender also documents origin from the borrower's virtual-currency account. This guidance was checked October 6, 2026. Ask your originating lender to apply its actual product and evidence requirements to your investment-STR purchase; an agency source rule is not a loan approval.
Give the lender an accurate summary before signing: the asset source, account or wallet arrangement, proposed sale and transfer sequence, amount needed and intended property use. Ask which records will establish ownership and the accepted dollar proceeds. A blockchain transaction record can show movement without, by itself, resolving every lender question about the borrower or source. Do not assume a wallet screenshot, exchange balance or stablecoin position is equivalent to the accepted bank-dollar evidence.
Have the lender confirm the investment-property product and borrower structure, not just its willingness to discuss crypto. Use the reviewed source decision and financing parameters to set the search ceiling. If the lender cannot yet accept the evidence, keep appropriate offer protections or delay committing. Seller revenue projections and a strong token market do not remove a missing asset-documentation condition.
Build a reproducible conversion-to-bank evidence chain
Ask for the lender's exact checklist, then organize records so a reviewer can follow the relevant holdings through sale and receipt. Reconcile dates, quantities, fees, dollar amounts and account ownership. If assets moved across several wallets or exchanges, identify the complete relevant history rather than presenting the last transfer as the original source. Do not manufacture ownership evidence, omit borrowing or disguise another person's transfer as your sale proceeds.
| Funding stage | Question to resolve before the offer | Acquisition consequence |
|---|---|---|
| Ownership and source | Which records does the lender accept for these holdings? | Whether the proceeds can support this purchase |
| Conversion | What amount is realized after the actual transaction costs? | Net cash available, not wallet headline value |
| Receipt and verification | When will dollars arrive and be documented in the accepted account? | Realistic financing and settlement deadlines |
| Final purchase transfer | Who confirms the closing recipient and transfer instructions? | Secure delivery without a last-minute source mismatch |
Request current timing from the institutions handling the actual transaction and from the lender's review team. A completed sale is not proof that a withdrawal is available, a transfer has arrived or underwriting has finished its review. Do not promise the seller a date by adding assumed same-day steps. Do not claim a universal sixty-day waiting rule or a universal instant-conversion exception: obtain the chosen lender's requirements for this file.
Protect credentials while supplying evidence. Never give the acquisition team private keys or recovery phrases. Use appropriate secure channels for necessary account records and independently confirm closing instructions with the closing professional. This article does not recommend a conversion service, exchange or wallet, or instruct you to send assets to a third party. Start the acquisition discussion with confirmed funding parameters, not unrestricted account access.
Calculate spendable purchase proceeds rather than gross sale value
Illustrative arithmetic, not a token price forecast, tax estimate or fee quote: a planned liquidation has $180,000 gross value. Suppose assumed transaction and transfer costs are $2,000 and the buyer sets aside $25,000 after independent adviser review for obligations associated with the plan. Spendable proceeds for this worksheet are $153,000. Add $60,000 existing available cash and the current pool is $213,000. Replace every assumption with actual evidence before an offer.
Suppose the candidate requires $120,000 down, $15,000 closing expenses, $30,000 launch spending and a buyer-chosen $40,000 retained planning floor. Those uses total $205,000, leaving $8,000 above them. The floor is hypothetical, not a lender reserve rule. The $25,000 provision is not presented as a tax liability or recommended reserve. A gross $180,000 sale cannot also be treated as $180,000 unrestricted furnishing money after deductions.
Before conversion, a separate hypothetical 15% decline in the same holdings' dollar value reduces gross value to $153,000. Keeping the example's $2,000 costs and $25,000 provision fixed for sensitivity gives $126,000 usable proceeds, or $186,000 including existing cash. That is $19,000 short of the $205,000 uses. In reality both costs and adviser-reviewed provisions may change; the fixed assumptions simply isolate the price exposure. A future rebound is not money available to meet the contract.
The IRS digital-assets guidance addresses records and tax reporting for sales and other dispositions. Have a qualified tax adviser assess your specific transactions before treating all proceeds as spendable. Do not assume a projected STR deduction will offset the transaction or be usable by a particular deadline. Use the complete purchase-and-launch planner with net available funds and separately reviewed commitments.
Resolve earnest money and distinguish proceeds from a pledged-crypto loan
Fannie Mae's cited guidance says virtual currency cannot itself fund the sales-contract earnest-money deposit. Confirm the actual permitted dollar source and documentation with the lender and closing professional before sending the deposit. Do not read the conversion rule as permission to deliver tokens to a seller, and do not infer that every documented dollar balance has the same treatment under every program. Set the deposit deadline from real available funds.
The earnest-money offer framework addresses amount, contract protection and cash at risk. This page addresses whether the planned funding sequence can actually satisfy that deposit and later closing requirements. Illustratively, a deposit due Friday cannot rely on sale proceeds that the responsible institution and lender have not confirmed will be available and acceptable by then. Discuss realistic dates and protections with your licensed agent and qualified counsel.
A crypto-backed down-payment loan is a different structure, not another name for selling tokens. Coinbase's current help page describes a mortgage paired with a separate crypto-collateralized down-payment loan, originated by Better. Do not assume that description establishes eligibility for your investment STR. A buyer considering borrowing needs actual product, collateral, repayment and total-cost review; this article does not recommend or approve that route.
Compare any genuinely available borrowed-funds plan separately from sale proceeds. Disclose its obligations, preserve usable launch cash and independently model the property. The existing portfolio-credit purchase guide explains the broader two-lender distinction; its securities terms are not the terms of a crypto loan. Similarly, delayed financing is not a guaranteed way to restore liquidity after an all-cash acquisition.
Choose the STR offer outcome from verified dollars and dates
Proceed when the actual lender accepts the documented source, the remaining conversion and verification steps fit protected dates, and the net purchase budget and independent property downside case are funded. Renegotiate price or choose a lower-cost candidate when verified proceeds no longer support the full acquisition. Delay while ownership evidence, withdrawal availability or lender treatment remains unresolved. Reject a plan that depends on undisclosed borrowing, a token-price rebound or unsafe asset transfers to perform the contract.
Prepare a dated funding memo with the accepted source, verified or conservatively planned net proceeds, outstanding evidence, earliest confirmed transfer dates, complete uses and cash that must remain. Ask the acquisition team to screen the property from those parameters, including legal STR use, realistic expenses and conservative revenue. The property downside test remains necessary even after the funds are accepted: liquidation success does not establish a good purchase price or operating return.

Frequently asked questions
Does a crypto wallet balance prove I can fund an STR down payment?
No. Confirm the actual lender's source, conversion and dollar-verification requirements, then reconcile net available funds against the complete acquisition and opening budget.
Must crypto proceeds always sit in a bank for sixty days before an STR purchase?
Do not assume a universal period. Obtain the actual program's documentation and timing requirements for your source and borrower file before setting contract dates.
Is selling crypto the same as using a crypto-backed down-payment loan?
No. Selling creates proceeds; borrowing adds a separate obligation and collateral structure. Each plan needs its own lender review and complete cost and liquidity analysis.
Can anticipated STR tax savings replace a provision for the asset sale?
Do not assume so. Have a qualified adviser review the actual transactions and timing, and keep the purchase plan funded without an unverified offset.
