Can you use business funds for an STR down payment?

Potentially, but the balance in your company's bank account is not automatically your available STR purchase cash. Before offering, confirm that you may use the funds, your lender accepts the source, and the withdrawal leaves your existing business adequately funded. Trace the transfer and separate operating-company obligations from STR launch reserves. Book a call to set an STR search budget from cash you can actually commit. BNB Accelerator can assess acquisition funding needs; your CPA, counsel and lender must address distribution, ownership and loan requirements.

Confirm business-fund acceptance for this STR purchase

Fannie Mae's depository-account guidance addresses business assets as a possible source for down payment, closing costs and reserves. Its self-employed borrower guidance requires business cash-flow analysis when qualifying self-employment income and using business assets for the transaction. The lender must evaluate the withdrawal's impact. Ask which rules apply to your file; these are not automatic approvals or rules for every DSCR product.

For a lender-specific example, Griffin Funding's DSCR down-payment page lists eligible business accounts among potential sources. Eligible matters: ask your actual lender for ownership, authority, statement, transfer and reserve requirements in writing. A different lender may impose different conditions. These primary pages were checked October 6, 2026; your current program and approved documents control.

Send the lender a truthful description of the account owner, proposed property owner and transfer route before moving cash. Ask what evidence is needed if the operating company, property LLC and individual borrower are different parties. Do not assume transferring money to a personal account makes the source acceptable or eliminates documentation. Our bank-statement loan guide concerns income qualification; this page concerns the actual assets funding your acquisition.

Establish withdrawal authority before calling cash available

Ask counsel and your CPA whether the company can make the proposed payment or distribution under its governing documents, obligations and your ownership rights. Review partner approvals, business-debt restrictions and amounts committed to payroll, vendors and taxes. Being an authorized bank signer is not a substitute for confirming economic ownership and proper authority. Do not take another owner's cash or classify a transfer using an internet template.

Record a specific answer and document for each gate. A profitable tax return does not establish that cash has been distributed, is unencumbered or is safe to withdraw today. Receivables expected next month should not be counted as cleared closing funds. A verbal promise from another shareholder should not be the only support for money you are about to commit to a nonrefundable purchase deadline.

Calculate a working-capital floor before an STR price ceiling

Illustrative only: an operating company holds $300,000. The buyer's planning ledger identifies $60,000 of imminent payroll and vendor payments, $40,000 provisionally set aside for tax obligations, and $100,000 needed for its operating liquidity plan. That leaves at most $100,000 for consideration before legal authority, lender acceptance, other obligations and actual tax advice. The example is not a recommended business reserve or a distribution recommendation; replace every figure with documented facts.

Suppose the candidate STR requires $95,000 at closing, $30,000 to prepare and furnish, and $25,000 of retained operating cash. The $150,000 acquisition-and-launch requirement exceeds that illustrative $100,000 business allocation by $50,000. Having $300,000 displayed in the company account does not remove the gap. A cheaper property, additional acceptable personal funds or waiting may be necessary. Do not raid the operating company's obligations to make the listing appear funded.

Maintain two downside models: what happens to the operating company if revenue or collections slow after the withdrawal, and what happens to the STR if opening is delayed or bookings disappoint. They can fail at the same time. A buyer relying on the business to subsidize early STR costs should not also assume its depleted account remains available for a business emergency. Use the first-STR purchase budget only after setting the justified business allocation.

Trace the money and prevent reserve double counting

Ask the lender for the required statement period, acceptable verification and evidence of the transfer chain. Keep the source-account records, authorization, transfer confirmations and receiving-account records together. If funds will pay closing directly from an entity, have the lender and closing professional agree on the route before payment instructions arrive. Verify instructions through trusted contact details; do not send credentials or change wire details based solely on an unexpected email.

Illustrative double-count test: you move $100,000 from a business account to the acquisition account. Your worksheet should not continue to count the original $100,000 as company emergency liquidity and the transferred $100,000 as purchase cash simultaneously. If $90,000 goes to closing, only $10,000 of those transferred funds remains before other costs. A lender reserve calculation and your immediately accessible operating-cash calculation may differ; record both rather than assuming one proves the other.

A tax professional's explanation does not replace lender approval, and a lender's acceptance does not prove that a withdrawal is prudent or correctly documented for company purposes. Assign separate reviewers. Obtain approval early enough that the buyer can adjust the property search criteria before making offers. If a required document is unavailable, establish a protected review timeline or use a confirmed alternative funding source.

Make the purchase decision from usable cash, not account size

Proceed when the transfer is authorized and professionally reviewed, the lender accepts it, the business remains adequately funded, and complete purchase and launch costs fit without using one balance twice. Verify the property's legal STR use, seller evidence and downside economics independently. An abundant operating-company balance cannot cure an unsuitable property or unsupported revenue projection.

Renegotiate price or compare a lower-entry-cash property if the verified funding gap is the obstacle. Do not remove necessary repairs or legal requirements just to lower the budget. Delay while authority, tax treatment, liquidity or lender documentation is unresolved within your contract protections. Reject this funding route if buying would impair the business or depend on unapproved partner funds. Reject the property separately if conservative acquisition economics fail even with acceptable funding.

Bring the approved allocation, lender's source-of-funds conditions, transfer plan and one listing to the next discussion. Book a call to compare your STR candidates against a documented purchase-and-launch budget. BNB cannot approve distributions or guarantee loan acceptance, tax outcomes, permits, bookings or returns. Frequently asked questions

Can business cash fund an STR down payment?

Possibly, when your withdrawal is authorized and the lender accepts and documents the source. Review the business's obligations and remaining liquidity before treating the balance as acquisition cash.

Does a DSCR loan remove business-fund documentation requirements?

Do not assume so. Property-income qualification and asset-source verification are separate. Ask your actual lender for its current business-account and transfer requirements.

Should I move company cash to my personal account before applying?

Confirm the permitted and documented route with counsel, your CPA and the lender first. A transfer alone does not establish authority or erase the need to trace the source.

Can I count the same business cash as STR and company reserves?

Do not count a dollar twice. Keep distinct ledgers for committed purchase cash, retained STR liquidity and business working capital, and reconcile them to the actual accounts.
